Building and pest inspections in Bundamba
Bundamba floods from the river and from fast-rising Bundamba Creek: about 48% was inside the mapped 1974 flood, and 47 homes were recorded as destroyed after the 2010-11 floods. About a fifth of the suburb also lies over mapped coal workings. Check council flood and mining maps before you buy.
Creek, river and coal
Bundamba is about 5 km east of the Ipswich CBD. The Bureau of Meteorology names Bundamba Creek as one of the small local creeks that rise very quickly in heavy rain and can flood several suburbs, separately from the Bremer and Brisbane rivers.
Flood records for Bundamba:
- The Queensland Government's mapped extent of the January 1974 flood covers about 48% of the suburb.
- The Queensland Reconstruction Authority's August 2011 damage audit, after the 2010-11 floods, recorded 47 Bundamba homes destroyed and 27 with severe damage.
- Its June 2022 audit, after the 2022 flood, recorded 51 homes with severe damage and 23 with moderate damage.
Mapped mine workings
About a fifth (20.5%) of Bundamba lies over underground workings mapped by the Queensland Government, from several collieries including Aberdare No. 6, Aberdare No. 8, Braeside and Coronation. Check the address on council's planning website, which maps known mining influence areas.
Housing
In the 2021 Census, 83.8% of occupied dwellings in Bundamba were separate houses and 14.4% were semi-detached houses, townhouses or units. Ipswich City Council has named Bundamba among the areas where Ipswich City Plan 2025 allows more housing density.
In the inspection
- Ask for signs of past flooding to be recorded: water lines, replaced linings, damp and silt in the subfloor.
- Ask for cracking and floor levels to be described carefully, for comparison with the mine maps.
- For a townhouse, ask what the inspection covers: only your lot, or also common walls, roofs and driveways.
- Include a timber pest inspection. The QBCC says termites are a problem throughout Queensland.
