Building and pest inspections in East Ipswich
About 49% of East Ipswich was inside the mapped January 1974 flood. Queensland Reconstruction Authority audits recorded 26 homes destroyed there after the 2010-11 floods and 11 severely damaged after the 2022 flood. Search council's flood mapping for the address, ask about past flood repairs, and have the inspector look for them.
Near the river, close to the city
East Ipswich is about 2 km north-east of the Ipswich CBD, beside the Bremer River. Of the Ipswich suburbs we checked, it has one of the largest shares of land inside the Queensland Government's mapped extent of the January 1974 flood: about 49%.
The damage records from more recent floods show why that matters:
| Queensland Reconstruction Authority audit | Homes recorded in East Ipswich |
|---|---|
| August 2011, after the 2010-11 floods | 26 destroyed, 21 severe, 34 moderate, 20 minor |
| June 2022, after the February to April 2022 floods | 11 severe, 7 moderate, 7 minor |
These are counts of audited homes, not every house in the suburb. They do show that both floods reached houses here.
Housing
In the 2021 Census, 79.5% of occupied dwellings in East Ipswich were separate houses and 16.4% were semi-detached houses, townhouses or units. Mapped underground mine workings cover only a sliver of the suburb (about 0.2%), much less than in Bundamba or Redbank.
Before you buy in East Ipswich
- Look up the address on council's historical flood mapping tool, which shows the estimated 1974 and 2011 extents and the February 2022 flood levels.
- Ask the seller or agent whether the house was flooded in 2011 or 2022, and what was repaired.
- Ask the inspector to look for evidence of flood repairs: new linings in the lower level, replaced floor coverings, fresh paint over stained timber, and the condition of stumps and subfloor framing.
- Get a home insurance quote that includes flood cover before your inspection or finance deadline.
If the house has been raised, or the lower level built in, ask your solicitor to check that the work was approved.
