Building and pest inspections in North Ipswich
About a quarter of North Ipswich was inside the mapped 1974 flood, and about 10% lies over mapped underground coal workings, including the Moreton and Klondyke collieries. Check council's flood and mining maps for the address, and ask the inspector for full access under a raised house and a timber pest inspection.
Across the Bremer from the city
North Ipswich is about 3 km north of the Ipswich CBD. Two kinds of history shape what a buyer should check here: the river and the coal mines.
Flooding
The Bureau of Meteorology's flood brochure for the Bremer River says Ipswich flood records go back to 1840, with notable floods in 1893, 1974, 2011 and 2022. The Bremer peaked at 20.7 metres at the David Trumpy Bridge in January 1974, 19.40 metres in January 2011 and 16.72 metres in February 2022.
The Queensland Government's mapped extent of the January 1974 flood covers about a quarter (24.9%) of North Ipswich. In its August 2011 damage audit after the 2010-11 floods, the Queensland Reconstruction Authority recorded 27 North Ipswich homes with moderate damage and 40 with minor damage. Use council's historical flood mapping tool to see the 1974, 2011 and 2022 extents for the address.
Old coal mines
The Queensland Government's mapping of underground mine workings covers about 10% of North Ipswich, including outlines for the Moreton, Klondyke and Glencoe collieries. The Queensland Government says council's planning website maps known mining influence areas, so check the address there too.
Housing
In the 2021 Census, 91.4% of occupied dwellings in North Ipswich were separate houses.
What to ask the inspector
- For a raised timber house, full access to the stumps, bearers and joists, and a note on any stumps that have been replaced or packed.
- Signs of past water: staining on stumps and lower walls, swollen linings, and silt or debris under the house.
- Cracking, sloping floors or doors that bind, which you can then compare against the mining and flood maps.
- Termites. The QBCC says termites are a problem throughout Queensland, so a timber pest inspection is worth including.
